Sutton Downs is a luxurious country house set perfectly on 100 acres amongst a cattle farm within a large park-like garden. It offers tranquil privacy and space in which to wander through the small orchard of fruit trees or spend time in the rose and vegetable gardens looking at the seasonal produce. You may also come across a couple of horses in the front paddock.
It is beautifully renovated and stylishly decorated, newly painted and carpeted throughout and enjoying the charm of polished timber floors, front and back verandahs, large picture windows and French doors opening to a glorious courtyard and garden nooks with rural vistas beyond.
With 6 spacious bedrooms and 4 bathrooms, it is the ideal accommodation for your group or family gathering. The superb new Caesarstone kitchen offers quality Miele and Bosch appliances, is fully equipped and has a gorgeous sitting nook and a grand dining area with views to the garden.
The inviting lounge area has a large TV with Foxtel, well-stocked bookshelves and board games to keep you entertained. There is also a second living area in a separate studio, which is perfect for children. The kitchen living area features a slow combustion fireplace near the dining table (please note the fireplace in the main lounge is not in working order).
Ideally located just 2.5 km off the Hume Highway and only a 5-minute drive to the Exeter General Store and Cafe, and 3 minutes to the Sutton Forest Inn. Sutton Downs is in the heart of the Southern Highlands, and most of the major attractions are within an 18 km radius or around an 18-minute drive. Restaurants, cafes, wineries, a local pub meal, concert venues, antique barns, wedding venues, farmers’ markets, and golf courses are all within easy reach, and the South Coast beaches are approximately a 50-minute drive. Sutton Downs is an easy 90-minute drive from Sydney.

The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM.
This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

My family and I came to Sutton Downs recently, to spend quality time together and to relax, opting for a quiet and private homestay, rather than a resort style hotel. The ambience and grace of the gorgeous, well appointed homestead, combined with extensive gardens and horse and cattle paddocks, far exceeded our expectations. Few places offer an opportunity to experience a little slice of heaven, cut off from the rest of the world, within a short drive from a capital city. As a family, we opted to bring food with us, so here was no need to leave the property, although the region does offer many dining options, including cafes, fine dining restaurants and wineries within a 10 minute drive from Sutton Downs. We fed the horses, watched distant roos and wild deer, enjoyed some local wines, watched the sunsets, and read and played board games in front of the woodfired hearth. For international visitors, it's the ideal way to experience the 'real Australia', with all the creature comforts of home in a country setting. We had an amazing time at the house. Everyone absolutely loved it and it was big enough for the kids to have a great time running around but cozy enough for us to share fun times chatting around the dining table and fireplace. The location was great and the grounds were also amazing. The heating was also excellent. We were so pleased and would recommend this for sure to friends.
