Beach House on Jones Beach is opposite one of the NSW South Coast’s best beaches, Jones Beach (Kiama Downs) and can comfortably accommodate up to 9 people (8 adults and 1 child). Perfect for the extended family or two families sharing a beach holiday experience.

Beach House on Jones Beach is a spacious holiday home with ocean and beach views. It has large comfortable entertaining spaces, open plan living areas, TV room and games area. Take a moment to watch Jones Beach-life unfold from the enclosed wrap-around balcony ideal for that quiet reflective cuppa, reading a book, whale watching or catching a sunrise - not to be missed.

We’ve retained Beach House on Jones Beach’s cool 70’s vibe with its soaring cathedral ceilings, exposed beams, big comfy sofas and a gas combustion-style fireplace – so perfect for a cosy winter’s evening.

And it’s undergone a 2021 lockdown transformation.

Our guests will now be able to indulge in either of two stunning bathrooms. One with freestanding bath, walk-in shower, two drawer vanity and separate toilet - accessed from both the upstairs living area and the king-sized master bedroom. The downstairs bathroom is striking with its warm blue wall tile, terrazzo floor, panelling and walk-in shower.

Both bathrooms have been completed to the highest standard to make holidaying at Beach House on Jones Beach that much more enjoyable.

The downstairs entertaining area features a drinks bar tucked under the rear stairs, kitchenette/laundry with dishwasher, fridge and washing machine. Plus plenty of bench space for BBQ prep. Such easy access to rear gardens and al fresco dining.

The refurbished main bedroom (downstairs) with queen bed has level access from the front door and views across the dunes to Jones Beach. Perfect for a holiday lie in.

All has been considered by us to provide to our guests an enjoyable and comfortable holiday space. There are abundant board games and jigsaw puzzles, magazines and a book swap library for holiday reading. We also provide basic pantry items.

No worries about entertaining the kids. Jones Beach is patrolled 7 days during the summer school holidays and on weekends from October to April. So after a big day at the beach or playing at the covered children’s playground they can simply zone out in the downstairs TV room with a DVD. For those “L” riders there is a level pathway opposite (BYO bikes).

The “garage” has:
- Front and rear roller doors providing smooth access to fully-fenced gardens and allowing for cooling ocean breezes to flow on through
- Table tennis
- Pool table
- Beach cricket
- An array of boards – boogie and foamies
- Bocce and other assorted balls
- All other outdoor furniture is stored here for you to set up as desired

The front drive provides off-street parking for two cars.

In the rear garden guests will find a gas BBQ and a teak dining table with bench seating for long relaxed lunches and early evening meals.

Jones Beach, Kiama Downs is a quiet residential area and we adhere to the Short Term Rental Code of Conduct. We do not accept bookings for parties or gatherings.

Much quieter than bustling Kiama, Jones Beach/Kiama Downs is a destination in its own right and has a thriving shopping centre with a well-stocked IGA, bottlo, takeaway fish and chips, Cantik Place cafe, chemist/gift shop, Stacks Burgerhouse and Eatery (beef sourced from the Southern Highlands) and Kiama Golf Club with weekly specials and entertainment Friday/Saturday nights. All needs are catered for within 3 minutes walk. You can truly relax at Beach House on Jones Beach.

The house is well located to make the most of the following:
Start the Coastal Walk at Jones Beach and head south past Cathedral Rocks, The Boneyard, and Bombo Beach to Kiama town centre.
Kiama Golf Club (walking distance of approx. 1km from Beach House on Jones Beach) is an 18 hole course with a clubhouse and bistro for good meals including pizza directly from a wood-fired pizza oven. Open 7 days for lunch and dinner there is also a courtesy bus.
Pristine Minnamurra River is perfect for swimming, fishing, kayaking and all calm water activities (approx. 1.2 km from Beach House on Jones Beach). Great coffee, food, cakes and paintings by local artists for sale at The General Store cafe in Minnamurra.
Just south of Jones Beach in historic Kiama you will find The Blowhole, Seafood Co-Op, restored miners cottages, The Old Fire Station Art Gallery, restaurants, cafes and a multitude of stores selling great clothes, homewares and second hand goods. Markets are on once a month - check Kiama Tourism site for Market weekends.
Only 15 minutes' drive from Beach House on Jones Beach explore rural Jamberoo with its historic Pub (bands on weekends), cafe and pie shop.
Minnamurra Rainforest can be found further west of Jamberoo. The Rainforest Loop Walk or the Falls Walk are both equally breathtaking.

Linen:
All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO beach towels.

Property Specific Notes:
Pets are welcome at this property. There is a surcharge of $100 to have your pet stay. Please declare at the time of booking and refer to the terms and conditions regarding pets.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with ASAP but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you.

The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Excellent family getaway right on the beach with the best local shops.

This was the perfect family getaway. The Location was excellent. Our fur baby enjoyed a morning and afternoon walk every day on the off-leash part of the beach. The local shops have everything you need. The living area and views are amazing, but the best place in the whole house is the garage. We spent so much time playing pool, table tennis, and the arcade game whilst BBQ most meals in the backyard. We had a wonderful time away and would definitely stay there again.

Thoroughly recommend Beach House on Jones Beach in Kiama Downs. Every comfort you could want with plenty of space to relax and enjoy! The owners have made sure you will enjoy your time in their special place. This is a great place to have a beach holiday with friends or family and great views from the house to the ocean and beach across the road add to the enjoyment of this great holiday house. We loved exploring this beautiful area and will definitely be going back!

A definite hidden treasure - We loved everything about it. Upstairs, the kitchen , lounge, dining area, enclosed balcony, direct views across the road to the beach - perfect for relaxing and whale watching. The house is very clean, so comfortable and well laid out with plenty of room for two families, with full bathroom and lounge on both levels. Fantastic for any rainy days with pool table in the garage and a bar area for the partakers down stairs.Lots of room for the kids to play both inside and out in the back yard, with full bbq facilities. The incredible enclosed balcony has a great view of the ocean and can be utilised both day and night, rain, hail or shine.The well equipped kitchen is clean and functional, this house has everything you want and need on your holiday. Situated across the road from Jones Beach with a park, coastal walk, lookouts, cafe and local IGA within walking distance. The location was ideal.

Perfect house for a young family. My husband and I stayed with our 1 and 3 year old. The kids loved being right across the road from the beach and a short walk from Jones Beach Playground. There was enough room to put the kids to bed and still be able to have dinner and a couple of drinks without waking them. The living areas were huge and spacious and there was a supermarket and coffee shop within walking distance. With the main strip of Kiama and all its lovely little shops and cafes a 5 minute drive away we'll definitely be coming back to stay at Beach House on Jones Beach again!

The house is spacious and well set up for groups of family or friends. We appreciated the well stocked kitchen (including some handy pantry essentials), the variety of board games and the downstairs games area - especially when the wet weather set in. A great location right across from Jones Beach and so close to the IGA, bottle shop, chemist and cafes. We enjoyed the 70s kitchen vibe of the decor. Sheets were crisp and pillows plentiful. Decent value for money. Highly recommended for families!

Great Place, across the road from Jones beach. We were two couples and this place could easily accommodate us, in-fact we could have invited two more couples and all fit in comfortably. What we loved is the kitchen is fully stocked, so you feel right at home. The best part was the garage which has a pool table and table tennis table. The place is also very clean.
