If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM.
This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

Bella K is a stylish and comfortable home suitable for a large family or for groups. It has a lovely aspect looking to the ocean. Bella K has a lovely large deck, great for outdoor enjoyment. It has a fabulously appointed kitchen (though no cheese knives!) The beds are comfortable, though the master bed is very firm. The bathrooms are very modern. Be careful to check if the table tennis table is still available. There are board games, books and magazines. Bella K is actually located only a short walk to a lovely beach but it is on a busy roundabout, however the windows are double glazed, but you might need eye masks if light bothers you. There is air conditioning and fans throughout so very comfortable. There are two great TVs! The double garage is roomy but tricky to navigate for two cars due to the garden hedge. Fine for one car easily though. The hosts are very responsive.
Very modern, clean and spacious area in a beautiful part of the world. Hosts were very attentive and even granted us last minute requests in a timely manner. Two thumbs up!
We had a really great time at Bella K. Great location, just a few minute walk to a nice cafe and ten minute walk to Kendall’s beach. The house itself has good amenities, spacious rooms and the living area and balcony is a really great space for a group. The kitchen is well stocked with good utensils/pots & pans etc if you like to cook. Would definitely recommend and come back again. Thanks!
A great house in close proximity to the main street of Kiama. The house itself was modern and well-kept, and best of all, it has three bathrooms which made getting ready really easy. There was also air-conditioning / heating in the room which kept us very comfortable. We thoroughly enjoyed our stay, and would recommend visiting nearby Berry (which is only a short drive away)!
The property was mostly as advertised. Conveniently located, near to beach, great space and sparkling clean. Also, cozy beds and great times on the ping pong table. Some essential amenities were missing such as a few kitchen supplies, but those could have just been nicked and not noticed by previous guests. Also, the grill was a bit small for entertaining a house that sleeps 8-10 guests, but we managed. Overall, I would recommend this place for future stays!
Beautiful home, easily sleeps 8 with 3 beautiful bathrooms making mornings very easy. Lovely large kitchen with everything you need. Best bit is the sun drenched balcony 👏🏼
Bella K was a fantastic place to stay. Completely set up with all that you could need, spotless, beautifully furnished and great central location. The dining room leads onto the balcony and was the perfect space to enjoy sunset drinks with old friends. Would love to return again.
Lovely little townhouse, super close to the beach and only a short walk down to the Main Street.
The property was fantastic we all loved the place, it was very modern and fresh. Everything was just as described it was in a great location as well. We would definitely be happy to stay here again and highly recommend it.
The property was better than the photos. Well situated for the beach and easy access to the main highway should you want to tour around the surrounding area. Would certainly book again when I need a big house for the grown up family to stay.
Bella K was a great property. It was so refreshing to stay in a new, well appointed facility. The property was exceptional and an easy walk to the centre of Kiama. The sleeping layout worked perfectly and the Wi-Fi was first rate. The provision of excess towels, cutlery, glassware, cookware, candles, cleaning products, handwash and movies was over the top and certainly above our expectations so thank you.
