The house exudes style with high ceilings, high skirting boards, plantation shutters and stunning polished timber floors throughout with a combination of Scandi and more traditional styling. The living room features a cosy gas fireplace and reverse cycle air-conditioning provides comfort all year round.

There is a dream kitchen with a walk-in pantry, gas cooktop, coffee machine, microwave oven and huge island bench. A gantry above provides lovely light into the large open plan living area. Stunning glass stacker sliding doors open the living area right up to the timber deck, which overlooks the attractive, fully fenced garden - great for entertaining.

With a football table in the sitting room, a large garden complete with a trampoline, and lovely spots to relax or entertain including an entertaining deck with BBQ and outdoor furniture, there is something for everyone at this beautifully styled and well set up property.

Bitola is located a short walk to Burrawang village, General Store, Pub and School of the Arts Hall, where intimate weddings can be held. Burrawang is a lovely historic village that is well-positioned for National Park walks and in proximity to other Highland villages, antiques, galleries, wineries and wedding venues such as Mali Brae, Wombat Hollow and Southern Highlands Wines. All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover.

Property Specific Notes
There is an attractive easement bordered by a stone wall that runs through the property and at times of extremely high rainfall there can be the equivalent of a small creek trickling through - this is unfenced and should be noted if you have small children who are in your care (no water in it at time of photo in this listing).

Pets are NOT welcome at this property.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Notes
Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you.

Our standard check-in time is 3 pm and check-out time is 10 am. During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers.

We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us to see if we can offer a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Out of peak season stays of a week or more may qualify for a discount, please send us a message.

For your added security, this property is managed by a Licensed Real Estate Agent.

We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

A beautiful house in peaceful Burrawang. The place was spotlessly clean, and everything we needed was provided. The location is fantastic. We loved our short stroll up the main road to the local pub and general store. We enjoyed being out of Bowral, but still being close. Bowral (15 mins), Robertson (5 mins) and Moss Vale (10 mins) were all easily accessible by car. We even had a day trip to Kiama and Berry (45 mins to Kiama). A wonderful home for a family or group of couples.

The place was just wonderful. Even better presented in person than in the photos. The holiday rental specialists managing the property were extremely responsive. Property was spacious, clean, had great appliances - kitchen and laundry. Fireplace was great and the two living areas with separate TVs wonderful for the kids and adults. We loved our stay and would definitely come back

We had a lovely stay at Bitola with our friends and their 2 boys (4 kids in total). Backyard is spacious and kids loved the trampoline. Having two living areas also helped with the kids taking over one and adults having the other! Beds were the comfiest beds we have ever slept in in any air bnb and house was lovely and clean! Location was nice and quiet! Perfect for a lovely relaxing weekend away we very much enjoyed our stay! Thank you
