How to generate a stronger total revenue
by lowering the minimum rate

The challenge
When Burrawang House joined Holiday Rental Specialists in late 2022, the owners retained control over the minimum rate and overall pricing presented to guests. While the property performed steadily, revenue was limited by conservative pricing.

The shift
In FY25, the owners entrusted us with greater control over pricing, including the minimum rate and base pricing. We made a few strategic adjustments, such as lowering the minimum rate to increase occupancy, which more than compensated for the slightly lower ADR (Average Daily Rate).

The result
A significant increase in overall revenue, driven by higher occupancy and smarter pricing strategy.

Period Booking revenue Guest Night Booked Pricing Control
FY25 $202,087 106 HRS
FY24 $156,999 74 Owner
FY23 $78,075 41 Owner
